Home prices are starting to ease across many major U.S. cities, with the price per square foot dropping year-over-year in 36 of the 50 largest metro areas by mid-Q3. Nationally, that same measure dipped about 2% compared to last year—marking the tenth month in a row we’ve seen this kind of softening. Sellers are adjusting their expectations, sometimes cutting asking prices more aggressively so buyers and sellers can find common ground. High mortgage rates continue to make affordability a challenge, especially in markets that saw a big run-up during the pandemic. Some of those areas are now giving back a piece of those gains, as inventory is running higher than it was pre-pandemic.
